A crucial decision to redevelop 11 dilapidated and decades-old buildings in Mayur Nagar, Aarey Colony under the Slum Rehabilitation Authority (SRA) scheme was taken in a high-level meeting chaired by Maharashtra Deputy Chief Minister and Urban Development Minister Eknath Shinde, along with MP Ravindra Waikar.
Deputy CM Shinde instructed the SRA's Chief Executive Officer to prepare a detailed redevelopment proposal for these buildings. He also directed officials to initiate action under Clause 3(C) for the redevelopment of slums in Adarsh Nagar, located in the same region.
The meeting, held on July 14, 2025, at the Deputy Chief Minister's chamber in the state legislature, aimed to address long-pending issues of the Mumbai North West Lok Sabha constituency. It was attended by senior officials including Principal Secretary of the Urban Development Department Asim Gupta, MHADA’s Deputy Chief and Managing Director Sanjeev Jaiswal, BMC Commissioner Bhushan Gagrani, SRA CEO Mahendra Kalyankar, MMRDA Commissioner Sanjay Mukherjee, the District Collector of Mumbai Suburbs, and other senior department heads.
The background of the project reveals that in the Royal Palms area of Aarey Colony, a developer had acquired 240 acres of land from the Wadia Trust. On this land, multiple settlements—including Mayur Nagar, Moracha Pada, Jeevacha Pada (1 & 2), Charandev Pada, and Maroshi Pada—were surveyed, totaling 751 slum structures. While 117 slum dwellers were resettled, the remaining 634—despite being listed in the official Annexure 2—have not yet been provided housing.
Initially developed under the SRD scheme (replaced by the SRA in 1996-97), 12 buildings were constructed for resettlement. However, only partial resettlement was achieved. Of the remaining 10 buildings, three are under litigation, while seven have become dangerously dilapidated. Poor construction quality, substandard materials, wall cracks, leakages, and lack of basic facilities have made these structures hazardous to live in.

Responding to the concerns, Deputy CM Shinde instructed that the proposal be prepared promptly and reviewed in the Cabinet. He also announced a comprehensive survey to identify other such unsafe SRA buildings across Mumbai.
The government’s commitment to ensuring safe and dignified housing for all slum dwellers was reiterated through this decision, promising long-awaited relief for hundreds of families in Mayur Nagar and Adarsh Nagar.
